These Are India’s Biggest Special Economic Zones By Service Exports

India’s Special Economic Zones (SEZs) have long been the backbone of the country’s software and services export story. According to data from the Export Promotion Council for EOUs & SEZs (EPCES), the top 20 SEZs collectively accounted for over $39,500 million in service exports between April 2025 and January 2026 — nearly 43% of India’s total SEZ service exports of $93,093.7 million in that period. From Pune’s tech corridors to Bengaluru’s sprawling campuses and Hyderabad’s rising IT hubs, here’s a look at the zones leading India’s services export engine.

1. MIDC Hinjawadi, Pune — $4,312.17 Million

The undisputed number one on this list, MIDC Hinjawadi sits within the Rajiv Gandhi Infotech Park — a massive 2,800-acre tech and business park built by the Maharashtra Industrial Development Corporation (MIDC) in Pune. The park houses offices of over 800 companies across its three phases, making it one of the most densely populated IT corridors in the country. It is home to giants like Infosys, Wipro, Cognizant, and LTIMindtree, and its SEZ designation gives resident units significant tax and duty benefits that have made it a magnet for IT and ITES exporters.


2. TCS Siruseri, Chennai — $2,756.6 Million

TCS’s Siruseri campus in Chennai is one of the most iconic corporate campuses in Asia. Spread across 70 acres and built over 5 million square feet, the $200 million facility was designed by Uruguayan architectural firm Carlos Ott Architects and is famously shaped like a giant butterfly when seen from above. With over 30,000 employees, it functions almost as a self-contained city — complete with a 5-storey inverted-cone library, a 1,200-seat auditorium, and underground parking for 2,000 cars. As an SEZ, it channels a massive volume of TCS’s IT and software services exports.


3. Information Technology Park Ltd, Bengaluru — $2,329.8 Million

Located in Whitefield, one of Bengaluru’s original IT hubs, the International Tech Park Bangalore (ITPB) is a landmark mixed-use business park that has been operational since the late 1990s. Spread across over 70 acres, it was among the first large-scale IT parks to be developed in India and continues to house major technology companies, BPOs, and financial services firms. Its SEZ status has helped resident companies export software and services at scale, consistently ranking it among the country’s top-performing zones.


4. Divyasree NSL Infrastructure Pvt Ltd, Hyderabad — $2,234 Million

Divyasree NSL is a prominent IT SEZ developer in Hyderabad, operating large-format Grade A office campuses designed specifically for technology and services companies. Located in the city’s thriving IT corridor, the park caters to both large multinationals and domestic IT firms looking for compliant, export-oriented infrastructure. The Hyderabad market has seen explosive demand for premium IT real estate, and Divyasree NSL has been a consistent beneficiary of that growth.


5. ELCOT Sholinganallur, Chennai — $2,218 Million

ELCOT (Electronics Corporation of Tamil Nadu) manages several IT parks across the state, and its Sholinganallur SEZ on Chennai’s Old Mahabalipuram Road (OMR) — often called the “IT Corridor” — is one of its flagship properties. The zone hosts a range of IT and ITES companies and has played a crucial role in making Chennai one of India’s leading tech export hubs. ELCOT parks are government-backed, making them an attractive and cost-efficient option for smaller and mid-sized IT exporters.


6. ETL Infrastructure Services Ltd, Thoraipakkam, Chennai — $2,199.9 Million

Another entry from Chennai’s OMR belt, ETL Infrastructure’s Thoraipakkam SEZ is a modern IT park catering to technology and business services companies. Thoraipakkam, situated at the junction of OMR and Pallikaranai, has become a significant micro-market within Chennai’s IT ecosystem. The zone’s strong export performance reflects Chennai’s growing importance as a destination for global IT outsourcing and captive centres.


7. M/s Sundew Properties Ltd, Hyderabad — $2,187.5 Million

Sundew Properties is the developer behind DivyaSree Techno Park and other large IT campuses in Hyderabad’s HITEC City and surrounding areas. The company develops large, integrated business parks that house some of Hyderabad’s biggest technology employers. Hyderabad’s tech sector has surged in recent years, driven by investments from global companies like Microsoft, Google, and Amazon, and Sundew’s zones are well-positioned to capture a significant share of that export momentum.


8. Primal Projects Pvt Ltd, Bengaluru — $1,895.3 Million

Primal Projects operates IT SEZ spaces in Bengaluru, contributing significantly to the city’s position as India’s leading tech export destination. Bengaluru accounts for the largest share of IT and ITES exports in the country, and multiple SEZs within the city — including those operated by Primal — host thousands of engineers and support staff working on projects for global clients.


9. Embassy Tech Village, Bengaluru — $1,895.2 Million

Embassy Tech Village is one of Bengaluru’s most prestigious IT SEZ campuses. Located near Sarjapur Road on the city’s outer ring road corridor, it gained widespread attention when Flipkart consolidated all its Bengaluru offices into a million-square-foot campus here — designed to resemble a European high street, complete with piazzas and food courts. The park today hosts multiple marquee tenants and is a showcase of what modern Indian IT infrastructure looks like.


10. DLF Infocity Ltd, Ramapuram, Chennai — $1,893.1 Million

DLF Infocity in Ramapuram is part of the real estate major DLF’s commercial portfolio in Chennai. Located in the western suburbs of the city, Ramapuram has emerged as a quieter but productive alternative to the OMR corridor. DLF Infocity houses a number of IT and ITES companies that contribute substantially to Chennai’s software services export tally. DLF has been one of the most active commercial real estate developers in India’s IT park space.


11. Manyata Embassy Business Park, Bengaluru — $1,890.3 Million

Manyata Embassy Business Park is one of north Bengaluru’s largest and most well-known IT campuses. Spread across 110 acres, it houses over 90,000 workers from companies such as NVIDIA, Nokia, Cognizant, and IBM. The park has attracted attention not just for its scale but also for its employee-friendly initiatives — it has one of India’s more unusual corporate farming programmes, where workers can tend to plots and grow vegetables. It is developed by Embassy Group and functions as a key SEZ for IT services exports.


12. Bagmane Developers Pvt Ltd SEZ-II, Bengaluru — $1,745.6 Million

The Bagmane group is one of Bengaluru’s most prolific IT park developers, with multiple properties along the Outer Ring Road. Its parks have housed companies like Samsung, Amazon, Ernst & Young, and Google over the years. Bagmane SEZ-II continues that legacy, offering large-format, Grade A office space to technology companies that use the zone’s SEZ status to maximise the benefits on their export-oriented work.


13. Cessna Business Park, Bengaluru — $1,694.1 Million

Cessna Business Park in Sarjapur, Bengaluru, is another major IT destination on the city’s south-east corridor. It is perhaps best known in popular culture for Flipkart’s iconic early office here — a regal black glass-concrete skyscraper that became a symbol of India’s startup ambitions in the mid-2010s. The park continues to attract a diverse mix of technology companies and remains a thriving commercial hub.


14. Infosys Ltd Pocharam, Hyderabad — $1,616.7 Million

Infosys’s Pocharam campus in Hyderabad is the IT giant’s largest facility in the city and one of its biggest anywhere. Spread over 447 acres with a seating capacity of 16,000 employees, the campus was built with an investment of Rs 1,250 crore and is notably powered 100% by renewable energy — a first for a corporate campus of its scale in India. The campus functions as a dedicated SEZ for Infosys’s export-oriented software services operations.


15. Infosys Technologies Ltd, Pune — $1,580.9 Million

Infosys’s Pune campus at Hinjawadi is one of the most photographed corporate facilities in India — its software development building is shaped like a descending spacecraft and has become something of a tourist attraction in the city. The campus hosts around 35,000 employees, seven food courts, a bowling alley, a gym, and a 10-storey multi-level car park. As an IT/ITES SEZ, it channels a substantial chunk of Infosys’s software export revenue.


16. TRIL Infopark Ltd Guindy, Chennai — $1,501.5 Million

TRIL Infopark (a Tata Realty and Infrastructure Limited project) in Guindy is a key IT SEZ in one of Chennai’s most established commercial zones. Guindy has long been home to industrial and technology companies, and TRIL’s Infopark has modernised that legacy with Grade A office space catering to IT, ITES, and banking technology companies. Tata Realty has developed multiple IT parks across India and TRIL Guindy is among its top-performing SEZ assets by export value.


17. TSIIC Nanakramguda, Hyderabad — $1,420.4 Million

The Telangana State Industrial Infrastructure Corporation (TSIIC) has been instrumental in building out Hyderabad’s IT infrastructure. Its Nanakramguda park, located in the Financial District area of Hyderabad, is home to some of the city’s most prominent financial services and technology companies. The Financial District has grown into one of Hyderabad’s most sought-after commercial destinations, with TSIIC’s zones forming a critical part of that ecosystem.


18. TCS Adibatla, Hyderabad — $1,404.2 Million

TCS’s Adibatla campus in Hyderabad is one of the company’s largest facilities in the country. Located in Ranga Reddy district on the eastern fringes of Hyderabad, the campus sits on a large land parcel and serves as a key delivery centre for TCS’s global operations. Hyderabad has become TCS’s second-most important city after Chennai, and the Adibatla SEZ reflects the scale of commitment the company has made to the region.


19. RMZ Ecoworld Infrastructure Pvt Ltd, Bengaluru — $1,397.7 Million

RMZ Ecoworld is one of Bengaluru’s largest integrated business parks, located on the Outer Ring Road in Devarabeesanahalli. The RMZ Corp-developed campus is known for its sustainability focus and high-quality infrastructure. It houses major global firms and has grown into a key node for Bengaluru’s technology and business services sector. RMZ Corp has been one of the most active commercial real estate developers in India, and Ecoworld is its flagship asset in the SEZ segment.


20. Seaview Developers Pvt Ltd Sector 135, Noida — $1,390.3 Million

The only entry on this list from North India, the Seaview Developers SEZ in Sector 135, Noida, is a significant IT park along the Noida Expressway. Noida has carved out a strong identity as a technology hub in the National Capital Region, attracting both Indian IT majors and multinational captive centres. Sector 135 in particular is a dense cluster of IT buildings, and Seaview’s SEZ zone rounds out a list that is otherwise dominated entirely by South Indian cities.


The Big Picture

The data paints a revealing picture of India’s services export geography. Bengaluru leads with six entries on the list, followed by Chennai and Hyderabad with four each, Pune with two, and Noida with one. The combined exports of the top 20 SEZs stand at approximately $39,563.9 million, while the remaining zones together contributed $53,529.8 million — suggesting that the long tail of India’s SEZ ecosystem is still substantial.

The dominance of IT and ITES companies is total — virtually every zone on this list is dedicated to software services, business process outsourcing, or technology infrastructure. India’s SEZ story, at least in services, is essentially an IT story. And with global demand for Indian technology services continuing to grow, the zones on this list are likely to see their export numbers climb further in the years ahead.
